Wake County real estate search hidden gems


The “Hidden Gems” infographic by ActiveRain was created from a survey of over 1,500 real estate agents, home stagers, inspectors, and lenders. Nationwide, the attributes that provide the best long term value to a home buyer included an amazing view, neighborhood quality, great schools, and a new roof.  Surprisingly, a house with a corner lot is not viewed as a “hidden gem” by 88% of the agents in the survey!

Although these are all nice things to have on this list, there are some items here in Raleigh, NC, that are prioritized differently than what you see in that infographic. Marc Iafrate, a local REALTOR® with the Capital City Real Estate Group, believes that of the hidden gems home buyers should be looking for in Raleigh, NC are great schools and outdoor living spaces.

Top on the list for most people here is a good school system and in Wake County, we certainly have that. The school district plays a role in home values as well which is another reason it is important (higher demand equals more value!). Since you are able to enjoy the outdoors here year round due to the mild climate a screened porch on the back of the house and other outdoor living spaces such as brick paver patios, decks, and backing up to green space are always at the top of the list of “hidden gems”.  I would agree that a corner lot is at the bottom of the list so that holds true in this area as well.

Location (proximity to work/downtown area, for example) used to rank much higher on the list but now a lot of buyers are choosing to trade commute time to live in the community that caters to their specific lifestyle.  Most new communities here feature family friendly amenities such as hiking, biking, golf, tennis, swimming and so much more.
